TVR Rental Policies (revised April 2009)

2.  Review Rental Agreement:  TVR will email your Reservation Confirmation/Rental Agreement and Rental Policies.  Read, sign and return the contract within 7 days from the date the reservation is made along with your Initial Payment (approximately 50% due).  Reservations will include the rent amount, taxes (13%), reservation fee ($30), housekeeping fee, and damage waiver fee ($35).

3.  Sign Rental Agreement and Send Payment:  Receipt of your payment and signed rental agreement confirms your reservation.  Initial Payment is due within 7 days of placing your reservation.  Final payment is due 14 days before arrival date.  All reservations made within thirty (30) days from arrival date require full payment at the time the reservation is placed.   For your convenience, we accept personal checks, money orders, Visa, or MasterCard. Those paying by personal check will recieve $10 Off a $50 meal purchase at The Crab Shack.

Rental Rates: While we try to keep all rate information as up-to-date as possible, TVR’s published rates are subject to change without notice.  Reservations will include the rental amount, hotel tax and state sales tax (13%), reservation fee ($30), housekeeping fee, and damage waiver fee ($35).  TVR offers optional Trip Cancellation Insurance with all reservations.  

Rental Seasons: The rental rates for our properties are priced according to the following rental seasons:

Pets:  Pets are only allowed to vacation in “Pet Friendly” homes.  If you wish to bring your pet, choose a property listed with a pet symbol, or you may search for Pet Friendly properties on our website to get a listing of available properties.  There is limit of one adult pet per property and we require a non-refundable $75.00 Pet Fee for each pet.  NOTE: Tybee Island is a pet friendly place, however the city enforces a mandatory leash law and has a current law that prohibits pets on the beaches; please take this into account when planning a vacation with your pet. See detailed Pet Policy below.

No-Smoking!  All TVR properties are non-smoking, however smoking on outdoor patios is usually permitted. 

Amenities and Extras:  To ensure your comfort, TVR requires properties to be furnished with a variety of amenities including all necessary furnishings, bedding, linens, heat and air conditioning, cable TV, telephone, coffeemaker, dishwasher, microwave, refrigerator/freezer, stove, toaster, washer/dryer.  Many properties contain a variety of extras such as high speed internet, swimming pool, hot tub, stereo/CD player, DVD/VCR, iron, blender, outdoor shower, whirlpool tub, books, games, BBQ grill, and more!

Rental Properties are for family vacations only:  TVR gladly rents to families or responsible adults over the age of 25 years old.  TVR has a "No-Group" Policy, which includes but is not limited to the following: school, spring break, prom, graduation, wedding receptions, etc.  TVR may approve at the time of reservation and at our discretion to rent to groups, but you must disclose at the time of reservation 1) that you are a non-family group and, 2) the majority of the group members must be at least 25 years of age.  TVR will not enter into a Rental Agreement with anyone under the age of 25.  Be honest!  The best way to avoid problems during your stay is to be up front when making the reservation.  Absolutely no house parties, events, receptions, or kegs! 

City Code Regarding Events:  "Under the zoning and other ordinances of the City of Tybee Island, it is unlawful to advertise or otherwise promote, or to hold out for availability, any location that has not been specifically approved as a special event location for conducting weddings, reunions, or similar events.  Such activities are not permitted uses under the Land Development Code, 4-050.  This is true for bed and breakfast establishments as well as residential structures.  Procedures for seeking approvals of special event locations can be secured from City Hall on properties located within appropriate zoning districts.  Should you have any questions, please contact the Building and Zoning Department of the City."

Maximum Occupancy & Parking CapacityTVR has set and published occupancy & parking limits for every unit and strictly enforces these limits.  The Maximum Occupancy listed as "Property Capacity" is determined by the bedding provided in the Rental Property and/or the limit set by TVR and the Owner of the Rental Property.  The number of available off-street parking spaces determines the Parking Capacity.  TVR represents a few properties which will allow a small family gathering.  Such gatherings must be approved prior to arrival and may require an additional fee.  Please consult a TVR representative for further information and availability. 

Absolutely No House Parties!  And No Kegs!   House Parties are strictly forbidden and overcrowding is not permitted.  We strongly advise you to not jeopardize your family and friends’ vacation by overcrowding or noise violations.  TVR represents a few properties which will allow a small family gathering.  Such gatherings must be approved prior to arrival and require an additional fee.  Please consult a TVR representative for further information and availability.  

TVR RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE: All rental properties are leased without regard to race, color, religion, sex, national origin, handicap or sexual orientation.

ONLINE RESERVATIONS: You may book online from our website www.tybeevacationrentals.com.  Internet reservations are due in full upon submitting the reservation.  Online bookings are not confirmed until you have spoken with a guest services representative of TVR.  Guest services will call you within 24 hours to confirm your on-line reservation request.  Please realize that reservations will be canceled if we have not spoken with you within that time period or if payment is not received within the required time periods listed. 

A FEW WORDS ABOUT VACATION RENTALS:  For those travelers that are new to renting a vacation rental verses a hotel:  Vacation rental properties offer flexibility through a variety of accommodations, locations, and price ranges.  Our Rental Properties are very different from a hotel room in that they offer a unique vacation experience, comfortable family style lodging, and a greater supply of amenities.  For example, all of our properties have private kitchens, most of which also have washers and dryers, which is especially handy for families visiting for a full week!  And for those of you traveling with large families, we have homes that can accommodate families up to eighteen people!  It is important that you realize that all of our Rental Properties are individually owned private homes; they are owned by families much like yours, not owned by large corporations.  Our properties are family beach houses and condos; the owners use them for their own family vacations, not merely for investment.  The home owners work to maintain the quality of their Rental Property to the highest level, and in turn they ask all of our guests to respect their property and to care for their home as you would your own home.  Each property reflects the taste of the individual homeowner; furnishings, décor, and amenities vary from one property to another.  TVR makes every effort to provide updated information and accurate descriptions of all of our properties. 

RESERVATION FEE: A non-refundable Reservation Fee of $30.00 is applied to all reservations.

METHODS OF PAYMENT: For your convenience, TVR offers many payment options to choose from.  We accept personal checks, credit cards (Visa or MasterCard), traveler’s checks, money orders, or cashiers’ checks.  All returned checks will be charged a $35.00 fee and TVR will not re-deposit any returned checks.

CREDIT CARD: Guest is required to provide credit card number as a guarantee. Guest agrees to pay all rent and/or any outstanding long distance phone charges, accept all terms of the lease agreement and accept all liability for any damage beyond normal wear and tear (or Damage Waiver Plan) during the term of the lease with TVR. If Guest fails to do so, guest understands that these costs will be charged to the credit card on file and all credit card sales are final.

MINIMUM STAY:  Most of our properties can be rented on a 2 night minimum except in PEAK & SUMMER SEASONS (May-August.)  Minimum night requirements may vary for holidays & special events. TVR offers Weekly, Nightly, and Monthly rentals.  Some properties are only available on a weekly basis during the SUMMER & PEAK SEASONS (Most large homes rent on Friday or Saturday schedules from May to August).  Most condos and smaller properties are only a 3 night minimum during PEAK & SUMMER season).  Nightly Rentals are available during the FALL and OFF seasons (September-April - 2 night min).  If the property is available for a Last Minute Reservation (2 weeks prior to arrival date), you may be able to reserve that property on a nightly basis (2 night min.) during the PEAK & SUMMER seasons.

FRIDAY CHECK-INS: We offer Friday-to-Friday rental weeks for some properties.  Friday check-ins eliminate traffic, get you a full weekend at the beach, permit you to shop in a nearly empty supermarket, and get you home for a full weekend of rest after your vacation.  Some properties that rent Friday-to-Friday do so only between May & September.  These properties are identified at the bottom of each property's description page on this website.

ADVANCED DEPOSIT AND FINAL PAYMENT:  An Initial Payment of approximately 50% of the Total Rental Balance is due within seven (7) days of making your reservation.  The remaining balance is due in full two weeks prior to your arrival date.  After that date, TVR cannot accept personal checks for Final Payments.  We will attempt to send you a reminder for your final payment.  However, please be sure to mark the final payment date on your calendar. You may choose to have TVR bill the payments to your Visa or MasterCard on the due dates.   

LAST MINUTE RESERVATIONS All reservations made within thirty (30) days from arrival date require full payment at the time the reservation is placed. TVR does not accept personal checks for any payments if your arrival date is within two weeks of the date your reservation is requested.  You may either express mail a cashiers check or money order or use your Visa or MasterCard at the time you make the reservation.  Cancellations for last minute reservations will be treated the same as all other cancellations.

DEPARTURE & CHECK-OUT PROCEDURES: Your assistance by timely checking out and following Check-Out Procedures is greatly appreciated.  Please complete the following Check-Out Procedures: Wash all dishes and put away in cabinets.  Take out all trash to outside trashcan. Pull trashcan to the curb the night before trash pick-up days.  Strip all beds and place all sheets and towels in basket provided. Leave bedspreads on the beds; they are laundered separately. Turn off all lights and turn A/C up to 80 degrees and heat to 60 degrees. Remove all food and trash from the home. Close and lock all doors and windows. Leave property tidy and in order. Return all furniture to where it was found.  If anything is damaged or not working in the home, please report immediately.  Return all keys and comment cards to the TVR office by 10 am of the date of your departure.

AGENCY DISCLOSURE: TVR serves as the agent & representative of all owners of vacation properties in its rental program, and is acting at all times, in and for the best interests of the owners.

PROPERTY SHOWINGS: Due to liability issues, we are unable to provide prospective renters with keys to preview properties.  Photos are available online and our Guest Services Representatives are happy to answer questions regarding property details.

DAMAGE WAIVER FEE, DAMAGES AND MISSING ITEMS: A $35 nonrefundable damage fee is required for all reservations.  TVR requires a valid MasterCard or Visa number on file in addition to the Damage Fee.  The Damage Waiver Fee is a nonrefundable Fee that relieves Guests of the cost for unintentional and incidental damage to the Rental Property and its contents, not to exceed the amount of coverage purchased. Currently, the Damage Waiver Fee is $35.00 for coverage up to $500.00 of unintentional damage.  The Damage Waiver Fee does not cover intentional damage, theft, excessive cleaning, unintentional and incidental damage exceeding the amount of coverage purchased or any damage or flea infestation caused by a pet. Guest authorizes TVR to charge Guest’s credit card in the event of the following: intentional damage, theft, unintentional and incidental damage exceeding the amount of coverage purchased, any damage or flea infestation caused by a pet, unauthorized pets, property damage, extensive cleaning required at check-out, smoking in non-smoking units, exceeding occupancy or parking limits, and any other mentioned charges/policies in TVR’s Rental Policies and Rental Agreement. Guest will be notified of any damage/costs in writing.  Any material damage to the Rental Property will be charged immediately to the Guest’s credit card.  Guest assumes full responsibility for any items damaged due to misuse or negligence or action on guest's part, except in the case of normal wear-and tear reported to TVR within 24 hours of check-in, and for any items found to be missing.  TVR may also charge an additional cleaning fee if Guest has not followed checkout procedures and left Rental Property in clean and good order. Any Guest key(s) not returned to TVR at time of checkout will be subject to a $10.00 lost key charge. Guest is responsible for notifying TVR immediately upon check-in if the Rental Property is found in less than good condition or any damage is noted.  If damages occur during your stay, please notify TVR immediately.

DAMAGE: We ask our guests to report any breakage or damages to us upon occurrence, prior to check out and settle the matter prior to leaving.  If there is any damage to the Rental Property or its furnishings, the Guest does agree to be responsible for the cost to repair any damages (not covered by Damage Waiver) done by either Guest, Guest family, or Guest pet.  All Rental Properties are inspected after each Guest by a property inspector and reported to TVR for appropriate billing.  

FIREWORKS: The use of firearms and fireworks is strictly prohibited at all TVR properties.  The city of Tybee Island and Chatham County have strict regulations & fines regarding fireworks.

ALCOHOLIC BEVERAGES: No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental unit property or should Agent(s) observe a Guest(s) or guest of Guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guests evicted at the option of the Agent(s). Illegal drug use is strictly prohibited. Kegs are not permitted on any property.

FURNISHINGS: All of TVR’s Rental Properties are privately owned and individually furnished.  Their descriptions were accurate at the time of printing or posting of any advertising, but subsequent renovations by the Owner may result in changes.  TVR is not responsible for property changes made by the Owners, or for any conditions in the property beyond our control upon your arrival.  When you arrive at your Rental Property, it should be clean and ready for occupancy.  If TVR does not hear from you within 1 hour from check in, or by 10 am the following morning (if a late night arrival), we presume that the property was found in satisfactory condition. We ask that guests do not move furniture or accessories within the property or transfer items from one property to another; and never move interior furniture outdoors.  Certain areas in each rental property are locked for the OWNER’S personal storage and are not included in this rental.

LISTINGS & PRICING: Information regarding individual listings is believed accurate but cannot be guaranteed. We have made every effort to ensure that all the information on Agent(s) website is current and accurate. The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation. Rates for holidays, special events, and weekends may be higher. Rates do not include tax and are subject to change.  Rates, furnishings, fees, and taxes are subject to change without notice.

HANDICAP FRIENDLY PROPERTIES: Some of our Properties are ground floor level or equipped with elevators and/or ramps.  Please refer to property description for details.  Due to the age and design of most of our properties, we cannot guarantee complete ADA compliance for any of our properties, but we will be glad to assist you with finding a unit that best suits your needs.

HOUSEKEEPING & LINEN FEE: All properties require payment of a nonrefundable Housekeeping Fee.  The Housekeeping Fee is noted in your Rental Confirmation and based on the size of the property and the sleeping capacity. The Housekeeping Fee covers in part, the departure cleaning service and the costs associated with providing bed and bath linens in the Rental Property.  A departure clean is performed after each check-out; this includes a light cleaning that focuses on sanitizing the baths and kitchens, light dusting, vacuuming, making beds with fresh linens, hanging fresh towels in baths, and straightening of accessories and contents of the Rental Property.  Please note: If the Check-Out Procedures have not been completed and/or unit needs additional cleaning, TVR may bill you for the additional housekeeping costs, minimum $25.00.  We ask that all of our guests be attentive to our check out requirements.  TVR inspects each Rental Property after each rental and any missing/damaged items and linens are noted and billed to Guest accordingly. 

LINEN: TVR provides a basic supply of bed and bath linens in each property. Bed linen and bath towels are not changed during your stay. The startup set of bath soap, toilet tissue and trash bags are not replenished.  Beach towels are not provided in the Rental Property, so we recommend that you bring your own.

HOUSEKEEPING SUPPLIES: As an additional convenience, TVR furnishes each property with some additional housekeeping supplies.  Setup includes a small supply of dishwasher soap, trash bags, and laundry detergent to get you started during your first days of vacation.

Courtesy Welcome Cooler: As a courtesy to our Guests, TVR furnishes each property with a welcome cooler filled with the following items: First morning snacks set up, postcards, travel brochures, and other goodies! 

DON’T FORGET TO BRING While TVR requires the Owners to provide basic amenities for each unit, you may want to bring some additional items that the unit may not be supplied with.  Some units are better equipped than others, depending on the individual Owners’ preference. Please refer to the individual property web page for a listing of the amenities provided in your rental property.  EACH OF OUR UNITS IS FURNISHED WITH A MINIMUM OF THE FOLLOWING ITEMS BASED ON THE UNIT’S OCCUPANCY LIMIT: Bed linens & bath towels, pillows & bedspreads, broom, dustpan, mop, & plunger, basic cooking pans and utensils, coffee maker, toaster, dishes, glassware & flatware, alarm clock, television & phone, 1 roll paper towels, 1 roll toilet tissue in each bath, soap, 2 dishwasher tablets, 1 laundry soap, 1 dishcloth and 1 dish towel.  YOU WILL NEED TO BRING THE FOLLOWING:  Any special cooking equipment, long distance calling card, radio and batteries, flashlight, food and condiments, personal toiletries, paper products, beach towels or extra towels, cleaning supplies, trash bags, dishwasher soap, dish towels, laundry soap, beach toys/chairs, cameras, coolers, sunscreen, emergency first aid kit, and baby equipment.

REFUNDS: The Rental Agreement is a legally binding agreement between Guest, TVR and the Property Owner.  Your reservation and signed Rental Agreement bind you to a specific home for a specific period of time. There should be no expectation of refunds or relocation because you are disappointed with the property you have rented or in the event that something associated with the property is not working to your satisfaction.  Unlike a hotel, we cannot relocate you without specific authorization from the Property Owner.  TVR will make every attempt to correct any problem that arises during your stay in a timely manner.  There will be no refunds for mechanical failure of nonessential items such as air conditioner, TV, dishwasher, washer/dryer, or other luxury items.

TRANSFER POLICIES: Transfers may be requested up to 30 days prior to confirmed check-in date.  Transfers requested less than 30 days of arrival will be treated as a cancellation (refer to Cancellation Policy listed below).  All Transfers must be within the same property, in the same calendar year, and are subject to TVR’s and Property Owner’s approval.  Transfer Fee is $100.

CANCELLATION POLICIES & FEES: Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy Rental Property, TVR must be notified as soon as possible.  We require all cancellations be in writing for your protection.  TVR will make every attempt to re-rent the property once we have received notification of cancellation.  If we are unable to re-rent the property, no refunds will be due.   If the property is re-rented at full Rental Rate, you will receive a refund of the full amount of rent consideration (rent, taxes, and Damage Waiver Fee) less a $100.00 Cancellation Fee. Please note: Trip Cancellation Insurance premiums paid (if applicable) and $30.00 Reservation Fee are non-refundable. If you have purchased Trip Cancellation insurance at the time of making your reservation please refer to your policy for instructions on recovering your loss due to cancellation. In no event shall Guest assign or sublet the Rental Property in whole or in part.

TRAVEL PROTECTION / TRIP CANCELLATION INSURANCE: TVR has contracted with CSA, Inc 1-800-554-9839 in order to offer you trip cancellation insurance to protect your vacation investment against hurricane evacuations, injury, sickness, job loss*, or death and other unforeseen covered circumstances, which could cause cancellation of confirmed reservation and forfeiture of payments.  The optional trip cancellation insurance cost is 6.5% of the Trip Cost (Trip Cost is the total of Rent, Tax and Reservation Fee) and is automatically included in the Total Balance Due on the Reservation Confirmation and can be purchased either at the time of making the reservation or prior to paying your Final Balance.  Payment for the plan will not be accepted after TVR has received your Total Balance Due.  You are required to indicate choice to accept or decline optional trip insurance on the Rental Confirmation and Rental Agreement.  Please realize that manually subtracting cost of trip insurance from the Total Balance Due on Rental Confirmation, and by not paying premium, indicates decline of optional trip cancellation insurance.  We recommend that all Guests purchase this coverage for added financial protection in cancellation situations where we are unable to refund payments.  You will have 10 days from the date you receive the trip cancellation policy to review the policy and cancel, in writing, if you do not elect to purchase this coverage.  Refunds and coverage issues will be based and determined solely by CSA Inc. and the existing policy will be issued to Guest if coverage of this insurance has been elected upon making reservation. *Job Loss if employed by company for at least one year.

HURRICANE EVACUATION: In the event of an ordered evacuation due to hurricanes or other storms, you are required by state law to evacuate property.  If you have declined trip cancellation insurance, you shall not be entitled to a refund.   Refunds and coverage issues will be based and determined solely by CSA Inc. and the existing policy will be issued to Guest if coverage of this insurance has been elected upon making reservation.  Refunds for the period of mandatory evacuation will be made solely by CSA, provided Guest has purchased optional trip cancellation insurance.  Refer to trip cancellation policy or contact CSA directly for specific information and/or refund procedures.  If you choose to leave due to “Storm Warnings” or “Voluntary Evacuation” no refunds will be given.  TVR will not issue refunds in part or in full for inclement weather.  Our recommendation for travels during hurricane season is for you to research and purchase trip cancellation insurance.

SUBSTITUTE OF ACCOMMODATIONS: TVR reserves the right to substitute comparable accommodations without notice or liability in the event of sale or if the property becomes unavailable.  If a comparable property is not available, you will have the option of either selecting from our other available properties or a refund of your total rents paid, less non-refundable Reservation Fee.  TVR will make every attempt to notify you as soon as possible if substitution must be made.

CONSTRUCTION NEAR YOUR COTTAGE: Tybee is a growing community and there is a chance that your unit may be near some construction.  Noise and altered views due to construction are beyond our control.  If noise is excessive, you may notify TVR and we can attempt to contact the contractor/builder.  Refunds, substitutions, or cancellations cannot be made due to nearby construction.  In the event that your unit becomes unavailable due to construction, TVR will make every attempt to substitute accommodations in a comparable property.

BUGS: Unfortunately for locals and visitors alike, Tybee and coastal Georgia are home to many little critters, especially during the summer and warmer months.  The American Cockroach (fondly referred to as the “Palmetto Bug”), ants, mosquitoes, and sand gnats are common invaders.  Palmetto Bugs live in the trees and ground cover outside, but can occasionally find their way inside, particularly in older homes.  We do our best to keep the pests away - all of our properties are cleaned after every rental and most properties receive monthly pest control treatments.  An occasional roach or line of ants does not mean the property is infested or has been poorly maintained. Keep food sealed. All food should be stored either in the refrigerator or in sealed packages or containers. Keep your unit clean. Bugs are attracted to food and water.  Be sure to clean up all areas where food is prepared and served, clean up spills and crumbs from snack foods immediately and don't leave dirty dishes lying around.  TVR will not relocate guests or issue refunds or discounts due to bug sightings…sorry.  Bring your bug repellant.

PETS: Most properties do not allow pets.  If you wish to bring your pet, choose a property listed with a pet symbol (ADULT DOGS ONLY, NO PUPPIES).  Pet limits vary by property , in general, there is limit of one (1) domestic adult pet per property and we require a non-refundable $75.00 Pet Fee for each pet.  Guest is responsible for cleaning area around property of all pet excretions.  Guest is also responsible for removing pet hair from inside the property and including all furnishings prior to departure.  In the event of additional cleaning or laundering services due to pet hair, TVR will bill you for the additional housekeeping costs, minimum $25.00.  The Damage Waiver Fee does not cover any damage or flea infestation caused by a pet.  Please note: any unauthorized pet found in a non-pet property is grounds for expedited eviction, forfeiture of all monies paid, and/or a Non-Declared Pet Fee of $200.00 per pet  Guest acknowledges that NO PETS are allowed in or on the premises unless TVR has expressly authorized such use (Type and weight of dog has to be listed on lease or it is prohibited). Our No Pet homes do not allow pets anywhere on or about the premises. IMPORTANT: IF YOU HAVE A DOG AND IT IS NOT LISTED ON THE LEASE, THE UNAUTHORIZED OCCUPANCY OF PETS (WHERE PROHIBITED) WILL RESULT IN IMMEDIATE EVICTION AND LOSS OF ALL RENTS AND SECURITY DEPOSITS! Prior permission must be granted. Specific rules must be followed. An additional pet deposit may be required.  PETS ARE NOT ALLOWED ON FURNITURE OR BEDDING.

HOT TUB & POOL CLEANING: Hot Tubs are cleaned and sanitized prior to guest arrival. Most pools are on a weekly or bi-weekly service schedule during PEAK & SUMMER  season. There will be a minimum $45.00 charge if guest(s) require an additional cleaning of the Hot Tub or pool during Guest stay.   Guest must adhere to hot tub & pool policies issued upon check-in.

MAINTENANCE: Each of the Property Owners makes every attempt to keep their property and its equipment in good working order.  In case of a breakdown, notify TVR to make the necessary repairs as soon as possible.  We cannot guarantee air conditioning, appliances, cable, television, etc.  No rate adjustments or refunds will be made for mechanical failures.  Please report any problems or damages as soon as possible to TVR during regular business hours.  In the case of an after-hours emergency, please call the TVR office and follow after hour emergency call instructions.

APPLIANCES/AIR CONDITIONERS (A/C): Most of our properties are equipped with central heating, air conditioning, and basic appliances; refer to Property description for individual unit.  TVR cannot guarantee against mechanical problems that may arise, nor can TVR control the amount of time repair service calls may take.  No full or partial refunds will be issued for A/C unit or appliance mechanical failure. Once TVR is notified of any mechanical problems, we will make every effort to have repaired as quickly as possible.  Please follow all air conditioning instructions posted in the home.

TELEVISION/VCRS: All of our properties are equipped with at least one television with basic cable.  If a VCR or DVD is provided, it will be noted in the Property description.  TVR cannot guarantee against service problems of appliances or cable reception. 

TELEPHONES: All of our properties are equipped with telephones that have local service.  Each telephone line has a long distance calling block, which necessitates collect or credit card calls from the property.

HIGH SPEED INTERNET: Some properties are equipped with high speed internet service (either DSL or Wireless service) at no extra charge.  You can search for available properties with this amenity on the "Vacation Rentals" page of this website to see a listing, or call a Guest Services representative for assistance.  Refunds will not be given for interruption in internet service. Free WIFI is available at our adjoining concierge center, The Tybee Vacation Information Center.

GRILLS: Grilling is permitted at properties where the owner provides a grill.  The International Fire Code prohibits use of open flame cooking devices (This includes Gas and Charcoal Grills and open flame cookers) on combustible balconies, decks, and porches on apartment buildings and condominiums.   Grilling with charcoal type grills is discouraged at any property as it may result in burn marks and risk of fire.  The use of turkey fryers is strictly prohibited at all TVR properties.  Grills must be left clean after use.   TVR does not inspect or refill gas tanks.  If the grill tank is empty or runs out of propane during use, you can exchange the gas tank and turn in receipt into the TVR office upon departure for reimbursment.

FIRE PLACES:  Gas and wood fireplaces are seasonal and may be used from October-April only.  Rental properties are not supplied with firewood.  Not all fireplaces are working fireplaces.  Please inquire in advance for permission to use the fireplace.  TVR will not give refunds due to inoperable fireplaces.

MAIL/DELIVERIES DURING YOUR STAY: You may have mail sent to the Tybee Island Post Office prior to and during your stay.  Be sure your name is clearly listed on any packages sent to our office.  If shipping a package, you will need to use UPS or another private shipping company for the package to be delivered to our office.  Please inform us if you are expecting a package.  You are responsible for picking up packages during our regular office hours.  Mon-Sat 9a.m.-6p.m.  For packages sent by private shipping company: c/o Tybee Vacation Rentals 1010 HWY 80 E, Suite 1, Tybee Island, GA 31328.  For standard letters via U.S. Mail: c/o General Delivery, Tybee Island, GA 31328.

ADVANCED YEAR RESERVATIONS: Please note that all Advanced Year Reservations are subject to the homeowner making the home available for your specific time period. The deposit required to hold your Advanced Year Reservation is $300, due at the time of making your Advanced Year reservation request.  The $300 deposit is forfeit if you decide to cancel your Advanced Reservation between the time your reservation is placed and when it is actually confirmed.  This deposit is refundable or transferable only if the unit is not available for the requested time period.  TVR will send you a Rental Agreement in November that will reflect the following season’s Rental Rate. You will have 10 days from the date your Rental Agreement is sent to confirm your reservation with the balance of the Initial ½ Payment.  If after 10 days the reservation has not been confirmed, the deposit will be forfeit and the unit re-rented.   Final Payment is due 2 weeks prior to arrival. We will give first priority to repeat guests of each property for each week.  Properties may be reserved for the following year one year prior to the arrival date.  If you wish to reserve the same property for next year, contact TVR prior to your arrival date so we can place an Advance Year reservation request for your next vacation.  If we do not hear from you, the property will be made available on a first come, first served basis. 

LAST MINUTE SPECIALS! Are you the gambling sort?  Do you like last minute good deals?  If so, we have just the plan for you!  We offer Last Minute Reservations at a discounted rate for most of our properties.  Many of our homeowners would rather have a reduced rental rate than none at all.  Therefore, if their home is not rented by a certain date, they may offer up to a 10% - 15% discount.  So, if you’re willing to take the risk that your favorite property will be available, you may get a bargain!  If you want to receive this special rate you must call within 2 weeks of your reservation date and ask for the “Last minute discount” when making your reservation.  2 night minimum applies for Last Minute Reservations.  This discount is subject to availability and may not be available on all properties. This discount cannot be applied retroactively…good luck!   NOTE: TVR offers discounts for multiple nights (4 or more)…ask for a quote!
